Approval of previous meeting minutes:  February 4, 2021

Reports: M. Van Pelt reported that David Haug contacted Roger Simsiman from Maatas Partners about the Shopko site.  Maatas Partners is comfortable with dealing directly with David Haug as the SCLS BrokerD. Haug sent an amendment to the realtor agreement to M. Van Pelt allowing the inclusion of the Shopko property.  It will be taken to the SCLS Board member for approval at the February meeting.

 

Discussion:

Review revised site and building list provided by David Haug – Lighthouse Realty

 

Existing Buildings List:

Discussed concerns with any properties on the list to include:

·         Dated age of older buildings

·         Maintenance cost of large buildings

·         Paying for properties that are larger than what we need

Properties Rejected:

·         Pearson St;

·         E. Washington Ave

·         Seybold Road as buildings

Questions regarding remaining buildings:

·         Wright St: are there 2 or 3 buildings included?  What is the sf of each bldg.?  Where are the access points to the property- turning from Kinsman and Wright?  What parking lots are included?  Can property be subdivided?  Built 1978 and 2004.  Where are the docks?  What does “yes” to Condo mean?  Is this a Land lease situation or would we purchase the property outright?

·         Agriculture Dr.: Can this be rezoned to light industrial?  Are there enough acres to add on the delivery garage?

§  Other notes on this property:   Jesse worked there for 5 years.  Easy driving until you hit Stoughton Road.  Would need to build warehouse. Bare minimum of needed acres.   Beltline is portal out. 

·         Fen Oak: Can this be rezoned to light industrial? Zoned as “planned development” can we use/ add garage within budget?

Land for Sale:

4 finalists: 

·         Shopko #5, 3.2 acres is the # 1 choice

·         2530 Agriculture Drive is #2 choice

·         E. Metro sites are #3 and #4 choice

 

·         Rejected: Darwin; River Road; all McFarland area sites.  Not interested in going south of the beltline or having to deal with the beltline.

·         Need more information on all sites before deciding, to include any additional costs for the property outside of purchase price.  Such as running fiber from MUFN, any detention or run off water costs, any other needed improvements, etc.?

 

Topics Tabled for March Meeting:

·         Review revised site and building list provided by David Haug – Lighthouse Realty

·         Pick dates to tour properties

·         Review spatial relationship plan

·         Discuss square footage and budget

 

Topics Tabled for April Meeting:

·         Review photos of things we like design-wise to share with Keller

·         Schedule Admin and Delivery meetings to discuss shared spaces – Brinnan, Tim, Heidi, Kerrie

·         Start discussions with Deb, Rebekah, Devin, Rob, Mark Ibach regarding Deb’s level of involvement in interior design of new building

 

Homework for Next Meeting: 

·         Send updates to Keller and Lighthouse Realty -Kerrie

·         Ask D. Haug to pursue Shopko site and with Devin, gather more information on that location. - Kerrie

·         Ask D. Haug if he has any connections with the American Family development of land in our specific area and would they be willing to sell to us at a lower price than is currently listed? - Kerrie

·         Add property/site discussion to BOT agenda for February - Marty

·         Kerrie talk to BCPL regarding loan process and options to split loan
